Operational Edge
Elliott Properties takes a hands-on approach at the asset level. We maintain direct oversight of property management, lead capital improvement programs on-site, and self-manage renovations — giving us meaningful control over costs, timelines, and outcomes.
Market-Specific Conviction
We concentrate on the VA/NC/SC corridor, where we have longstanding relationships with local brokers, owners, and operators over years of direct transactions. That continuity gives us consistent access to opportunities and a granular understanding of submarket dynamics that informs how we underwrite and manage assets. Target asset size: $5M–$100M, with a preference for off-market sourcing.

North Carolina ranks among the top states in the country for business climate, drawing consistent corporate relocations and sustained population in-migration from higher-cost metros. Favorable land and acquisition pricing relative to gateway markets creates compelling basis opportunities for disciplined operators. Major university anchors, manufacturing revival, and a diversifying employment base drive persistent workforce housing demand — while limited new supply across the Triad corridor keeps occupancy strong and fundamentals intact.
One of the Southeast's fastest-growing states, South Carolina benefits from a pro-business regulatory environment, no state income tax on retirement income, and accelerating population growth driven by domestic migration. Automotive, aerospace, and advanced manufacturing investment continues to diversify the employment base and expand the workforce housing renter pool — with demand outpacing new supply across both coastal and inland markets.

We stress-test exits with rate sensitivity and realistic rent growth. Returns must hold in downside scenarios. We do not rely on cap rate compression to justify acquisitions.
Active Asset Management
Daily monitoring of occupancy, collections, and operations — not weekly check-ins. We are on the ground, in the numbers, and in contact with property management every day. Capital doesn't run itself, and neither do our assets.
Construction Management
We self-manage renovations from procurement through punch list — overseeing contractors directly, protecting budgets, and compressing timelines that third parties can't match. Interior upgrades, amenity repositioning, and capital projects are executed in-house.
